How Topographical Survey Cost Is Calculated
Topographical survey cost is determined by six factors: site size (larger sites take longer to capture and process, and the cost increases accordingly, with the per-hectare rate typically decreasing as the site size increases due to mobilisation economies of scale), access restrictions (difficult access, such as occupied sites, secure sites with induction and PPE requirements, or sites with restricted working hours, adds 10 to 25 percent to the cost), vegetation (dense vegetation slows the on-site capture, with 10 to 20 percent additional cost for sites with heavy undergrowth or extensive tree cover), fast turnaround (a standard turnaround is 5 to 10 working days, with a fast track turnaround at plus 25 percent available for 7 to 10 working days, and a same week turnaround at plus 50 percent available for time-sensitive projects), drone LiDAR (for large open sites where ground-based scanning is not practical, drone LiDAR adds 15 to 30 percent to the cost but provides rapid data capture of the wider site context), and tree survey (a full BS 5837 tree survey adds 10 to 20 percent to the cost but is required for the planning application if the site has trees within or adjacent to the building zone). The cost bands by site size are 0.1 hectare (495 to 900 pounds ex VAT standard, 620 to 1,125 pounds ex VAT fast track), 0.5 hectare (800 to 1,500 pounds ex VAT standard, 1,000 to 1,875 pounds ex VAT fast track), 1 hectare (1,000 to 2,000 pounds ex VAT standard, 1,250 to 2,500 pounds ex VAT fast track), 2 hectares (1,500 to 3,000 pounds ex VAT standard, 1,875 to 3,750 pounds ex VAT fast track), and 5 hectares (2,500 to 5,000 pounds ex VAT standard, 3,125 to 6,250 pounds ex VAT fast track). All prices are fixed fee with a surcharge for rush turnaround. To commission a topographical survey, send a brief covering the site address, the boundary extent, the deliverable scales, the coordinate system (OS National Grid with Ordnance Datum Newlyn heights is the UK convention), the deliverable format (DWG and PDF are standard), and the target turnaround. A signed accuracy statement is the QA evidence for downstream design, planning, and building control use, and all icelabz topographical surveys are issued under the RICS Measured Surveys of Land, Buildings and Utilities standard (3rd edition).
