The five cost drivers
1. Site size
The biggest single cost driver. A 0.1 ha site takes half a day on site; a 1 ha site takes 2–3 days. Most surveyors price on a day-rate basis, so the site area is the main multiplier.
2. Accuracy band
The accuracy band determines the instruments used and the time on site. A ±50 mm survey (standard for planning) is faster than a ±20 mm survey (engineering design), which is faster than a ±10 mm survey (setting out). The cost difference is typically 30–50% between bands.
3. Access and vegetation
A clear, accessible site is faster to survey than a site with dense vegetation, locked gates, or livestock. Surveyors price in time for vegetation clearance and additional visits if access is poor. Expect a 10–20% premium for difficult-access sites.
4. Complexity
A flat rectangular site is faster to survey than a site with multiple levels, retaining structures, or complex boundaries. Conservation-area, TPO, or basement-construction briefs add complexity because the survey needs to record more detail (street scene, tree RPAs, adjacent drainage inverts).
5. Deliverable format
The standard 2D CAD deliverable (DWG + PDF) is included in the base cost. Add-ons for drainage invert surveys, 3D point clouds, or Revit BIM models add 30–100% to the base cost, depending on the LOD and the scope.
