Measured Building Surveys
The most commonly commissioned survey for architectural projects. A measured building survey from icelabz provides accurate existing drawings — floor plans, elevation drawings, and sections — produced from a site survey and delivered in DWG and PDF format.
Our measured building surveys are produced to the specification required for architectural design and planning applications. We can include:
- Floor plans at 1:50 or 1:100 scale
- All external elevation drawings
- Multiple building sections
- Reflected ceiling plans
- Detailed dimensioned drawings
The drawings are dimensioned and verified against the survey data, so you can rely on them for design. We deliver in DWG format (AutoCAD) and PDF, and can also deliver in Revit format if you need a BIM model.
Topographical Surveys
For development sites, site assessments, and planning applications, a topographical survey gives you the accurate level data and site features you need. Our topographical surveys include:
- Spot levels and contour lines
- Site features: buildings, roads, paths, walls, fences, vegetation
- Boundary positions where visible or deducible
- Level data referenced to Ordnance Survey datum
We produce topographical surveys to the specification required by all London planning authorities, and can provide digital submission files in the format required by each borough.
Scan to BIM
For projects that need a 3D BIM model — for design coordination, construction planning, or facilities management — scan to BIM from icelabz provides a point cloud and a Revit model of the existing building.
Our scan to BIM service includes:
- 3D laser scanning on site
- Point cloud processing and registration
- BIM modelling in Revit to the LOD
- Delivery in RVT and IFC formats
Scan to BIM is available for all property types and sizes, from residential extensions to large commercial buildings.
Setting Out Surveys
For projects in the construction phase, setting out surveys transfer the design onto the site. icelabz provides setting out surveys for all construction stages:
- Pre-start setting out: building outline, gridlines, benchmarks
- In-construction setting out: foundation positions, wall lines, column centres, level references
- As-built verification: checking constructed elements against the design
Our setting out surveys are conducted to the tolerances required for the specific construction type, and we provide a signed setting out plan for the construction record.
Monitoring Surveys
For projects where adjacent structures need to be monitored for movement — typically where construction works are taking place close to existing buildings — icelabz provides monitoring surveys:
- Establishment of monitoring targets on adjacent structures
- Baseline survey before works begin
