The measured building survey cost per square metre depends on the gross internal area (GIA) of the building, the complexity of the building (e.g. simple rectangular rooms versus complex shapes with bay windows, dormers, or split levels), the accuracy band required, the deliverable format, and the location. By property type, the typical UK cost per square metre for a measured building survey is: a small flat at 5 to 10 pounds ex VAT per square metre, a large flat at 3 to 6 pounds ex VAT per square metre, a 2 to 3 bed house at 2 to 4 pounds ex VAT per square metre, a 4+ bed house at 1.5 to 3 pounds ex VAT per square metre, a small commercial at 2 to 4 pounds ex VAT per square metre, a large commercial at 1 to 2 pounds ex VAT per square metre, and a heritage or listed building at 3 to 6 pounds ex VAT per square metre (typically 20 to 30 percent above the standard rate, due to the additional care required for non-intrusive capture and the higher accuracy band).
