Is Your Development Compliant With Site Survey Requirements? Self-Assessment Tool
Most development projects require surveys before planning consent is granted. Missing surveys or using outdated data creates risk — planning delays, design errors, construction problems. Use this self-assessment tool to check whether your development has the survey data it needs.
Section 1: Topographical Survey
Have you commissioned a topographical survey of the site?
A topographical survey records the existing ground surface, structures, boundaries, and features. It provides the base drawing for all design work. Without a topographical survey, you cannot produce accurate planning drawings, drainage designs, or engineering calculations.
If the answer is no, commission a topographical survey immediately. If the survey was commissioned more than two years ago, it may need to be updated — site conditions change, and old surveys may not reflect current conditions.
Section 2: Measured Building Survey
Are there existing structures on the site that require measured building surveys?
If the development involves existing buildings — conversion, refurbishment, or demolition — you need measured building surveys of those structures. Measured surveys produce accurate drawings of existing geometry for design, planning, and construction.
If the answer is yes and measured surveys have not been commissioned, this is a gap that needs addressing before design work can proceed accurately.
Section 3: Ecological Baseline
Has an ecological assessment been conducted for the site?
Ecological surveys identify protected species, habitats, and environmental constraints. They are required for most planning applications. The ecological assessment should be based on current site conditions, which means surveys conducted recently.
If the answer is no or if the assessment is more than two years old, commission an updated ecological assessment.
Section 4: Structural Monitoring
Is your development adjacent to existing structures that may require monitoring?
Construction near existing buildings — party walls, neighbouring properties — typically requires monitoring surveys. A baseline survey before construction establishes the condition of adjacent structures. Monitoring during construction tracks any movement.
If the answer is yes and monitoring has not been specified, discuss monitoring requirements with your party wall surveyors and structural engineers.
Section 5: Boundary and Title
Have you verified the site boundary positions with a measured survey?
Title boundaries shown on Land Registry plans are not always accurately positioned on the ground. A measured survey verifies boundary positions against physical features. This is important for planning layout, fencing, and any boundary disputes.
If boundaries have not been verified, a measured boundary survey should be commissioned.
Section 6: Levels and Datum
Do you have accurate levels data for the site referenced to Ordnance Survey datum?
Accurate levels are essential for drainage design, threshold heights, and comparison with OS mapping. Survey levels referenced to OS datum can be used with all OS-referenced data on the project.
If levels data is missing or not referenced to OS datum, a topographical survey with levels should be commissioned.
Section 7: Tree Survey
Have trees on and adjacent to the site been surveyed with accurate positions?
Tree positions and canopy spreads are required for planning applications and for design of hard and soft landscape works. Tree surveys should record position, species, height, and canopy spread.
If trees have not been surveyed, a tree survey should be commissioned as part of the topographical survey scope.
Section 8: Underground Services
Have underground services been surveyed or located?
Construction work near underground services creates risk of damage and injury. Services should be surveyed — visually marked on site — and the data included in the topographical survey.
If underground services have not been surveyed, this should be addressed as part of the survey scope.
Section 9: Survey Format and Standards
Are your survey deliverables in the format required by your design team?
Survey data should be delivered in DWG format for CAD workflows or in Revit format for BIM projects. PDF drawings are needed for planning submissions.
If survey deliverables are not in the required format, contact your surveyor to request the correct format.
Section 10: Surveyor Qualifications
Are your surveyors appropriately qualified with professional indemnity insurance?
All surveys should be conducted by qualified professionals with appropriate insurance. Ask for qualifications and insurance details before instructing.
