How Value-Focused Measured Building Surveys Work in the UK
A value-focused measured building survey delivers the standard scope (floor plans, elevations, sections, and levels) at a fixed-fee price that reflects the cost of doing the work, with no hidden extras. The standard 2026 scope for a value-focused measured building survey is floor plans of all floors (typically at 1:50 or 1:100, with all walls, doors, windows, and features measured and recorded), all elevations (typically all four sides, with all openings, materials, and features measured and recorded), one or more sections (typically one cross-section through the building, with floor-to-floor heights and any complex geometry captured), and levels (typically floor-to-floor heights and any significant level changes). The fixed-fee pricing model is based on the cost of doing the work, with the surveyor committing to the scope at the fee, and no hidden extras for access, occupancy, or complexity. The accuracy band to specify for a typical UK residential or small commercial project is plus or minus 5 to 10 mm for downstream design work, with the higher accuracy band of plus or minus 3 mm reserved for high-accuracy heritage work. The deliverables included in a value-focused measured building survey are DWG (the AutoCAD native format, with the layers and the scale), PDF (the plot-ready drawings, with a title block, north point, scale bar, and a key to the layers), and a signed accuracy statement (the QA evidence for downstream design, planning, and building control use). The deliverables not included by default (and available as add-ons if needed) are scan to BIM model (RVT or IFC at LOD 300 or 350, typically adding 20 to 50 percent to the cost), point cloud (E57 or RCP, typically adding 10 to 20 percent to the cost), GIA and NIA floor area calculations (typically adding 5 to 10 percent to the cost), 3D model (SketchUp or Rhino, typically adding 20 to 40 percent to the cost), and rush turnaround (typically adding 25 to 50 percent to the cost). The cost bands by property type are 1 to 2 bed house (500 to 800 pounds ex VAT), 3 to 4 bed house (700 to 1,100 pounds ex VAT), 5+ bed house (1,000 to 1,600 pounds ex VAT), small commercial (700 to 1,500 pounds ex VAT), with a period building premium of 20 to 30 percent for the additional care required for non-intrusive capture and the higher accuracy band. All icelabz value-focused measured building surveys are issued under the RICS Measured Surveys of Land, Buildings and Utilities standard (3rd edition) for downstream design, planning, and building control use.
